New figures released by the Bank of England have revealed a sharp drop in mortgage approvals in January.
The number of home loans approved for house purchases fell by 17 per cent in January compared with the last month of 2009, the Bank said.
Though the 48,198 approvals was the lowest number for eight months, it was still 43 per cent higher than a year earlier.
Finance experts have attributed the fall in mortgage lending to the end of the stamp duty holiday .
Adrian Coles, director general of the Building Societies Association, explained he had anticipated a surge "to beat the end of the stamp duty relief in December".
He added: "The adverse weather conditions experienced at the start of the year have further suppressed market activity."
Steve Morgan, chairman of Redrow, recently claimed there is little chance of the mortgage market making a complete recovery while banks remain cautious about lending .
