Tenant demand good news for buy-to-let investors, state experts

Wed, 12 Jul 2006

Tenant demand in the UK has strengthened over the past six months, according to experts.

Furthermore, tenant demand is expected to increase in the future, which is good news for buy-to-let investors looking to find a mortgage to enhance their portfolio.

According to the study, which was conducted by specialist buy-to-let mortgage lenders Paragon Mortgages and Mortgage Trust, over 90 per cent of landlords said that tenant demand was stronger than six months ago.

Over the next six months, around one third of buy-to-let investors expect demand for residential property to increase, with 7.7 per cent foreseeing a decline.

Some 44.6 per cent of landlords will be looking to find a mortgage to expand their portfolio in the next year, which compares to 7.5 per cent planning to reduce their properties.

John Heron, Paragon's director of mortgages, comments: "Tenant demand, the key driver of the buy-to-let sector, is on the up.

"It has strengthened over the past six months and landlords expect this to continue over the next six months."

An expert for mortgage provider UCB Home Loans recently stated that mortgage lenders will have to do more to lock in buy-to-let investors, as competition in the sector increases.
