Average UK Loan to Value Mortgage Trends for 2006/2007

Loan to value (LTV) is the ratio of mortgage loan to the property value given to the borrower as a percentage. For more information about loan to value, view our mortgage glossary.

The average loan to value amounts for purchases in 2006 and 2007 are shown in the map below, broken down by UK postcode. Purchases includes first time buyers and buy to let enquiries.

Average Loan to Value Highlights

  • The average loan to value ratio fell from 87.08% in 2006 to 85.15 in 2007, a decrease of 2.2%
  • Greater London saw a below average decrease in average LTV of 5% between 2006 and 2007 (from an LTV of 88% in 2006 to an LTV of 83% in 2007).
  • Birmingham saw a below average decrease of 2% from 86% in 2006 to 84% in 2007.
  • North Yorkshire and West Yorkshire saw a slightly above average increase in average LTV at 3% over 2006-2007, from 84% LTV in 2006 to 87% LTV in 2007).
  • Greater Manchester witnessed a greater than average decrease in average LTV at 9% over 2006-2007, with Lancashire seeing a decrease of 3.4%. On the other hand, Merseyside saw an increase in average LTV of 9%.
  • The average LTV remained the same in Edinburgh , at 84% both years running, with Glasgow experiencing the overall average LTV (a decrease of 2.2%).
