Gibraltar Mortgages Guide

The demand for property in Gibraltar has been high over the past few years with buyers increasingly attracted by the possibility of getting a loan up to 90% LTV and the relaxing of the relationship between Gibraltar and Spain .

Who is Eligible?

Mortgages in Gibraltar are usually available for people of most nationalities and are available on a repayment (capital and interest) and interest only basis.

The minimum loan amount is €30,000 (£24,000), while the maximum limit must not exceed 70% of property valuation or purchase price.

Non-status/self-certification mortgage facilities are not available in Gibraltar , although home owners are permitted to rent out their property.

Borrowing Limits

Loans can range from 5 to 30 years and are based on the applicant’s annual income.

Single applicants can borrow up to 4.25 times their gross annual salary, while joint applicants are eligible to borrow up to 3.75 times their joint gross annual salary. (Applicants are advised to check with their mortgage broker what the current borrowing limits are.)

Proof of Income

Proof of Income is required in all cases and can be made up of the following:

  • Earned Income
  • Investment
  • Rental Income
  • Pension

It is important to note that a lender may not always take all or part of these incomes into account when determining the maximum loan available.

Borrowing requirements differ for those that are employed and self-employed. Mortgage brokers will be able to provide proof of income information relevant to an applicant’s circumstances.
