Commercial Property Profiles Factory or Warehouse

Manufacturing is a staple industry in the UK, responsible for half of UK exports and a sixth of UK GDP. Owning an industrial building such as a factory or warehouse provides businesses with a base and location from which to grow, and as such this type of property are often attractive commercial venues to entrepreneurs.

In order to raise appropriate finance to purchase a factory or warehouse, most people will need to arrange a commercial mortgage with a high street bank or commercial lender. Commercial mortgages can provide start up or existing businesses with the finance to purchase a factory or warehouse, or to make improvements or modifications to an existing one. Commercial mortgages can usually provide up to around 85 per cent of the purchase price.

Despite fluctuations in the manufacturing industry, commercial lenders remain keen to finance factories and warehouses. The profitability and growth opportunities in this industry remain high.

Before providing a commercial mortgage, each lender will wish to know:

  • Trading history or income projections
  • Your personal experience
  • The location of the factory
  • Amount of deposit
  • Credit history
  • Survey of land and buildings to assess any potential problems
  • (contamination, environmental issues, access issues, etc.)
